What is a Title Search?

What is a title search and why do you need CountySeeker.com?

Basically, a title search consists of looking through the county records to verify the owner of a property, as well as the details of his or her ownership. A title abstractor, or searcher, visits the county courthouse to research the history of the property. They search through the rusty books back X number of years until a clear chain of title can be identified. Once the title search is complete, they give the thumbs up to the lender and title insurance agency, and the transaction continues.

An article from RealtyTimes tells of the problems that can arise when the details of ownership aren't researched properly.

Fortunately, abstractors no longer need to visit some county courthouses because they have made their documents available online.

You can now search the property records of hundreds of counties without ever leaving your home!

But how do you know where to look?

It would be nice if every County standardized their online records, but this is the government we're talking about. Not only does each County decide what website URL to use for their records, but it also seems like eacy County uses a different technology to search and display their records.

And yes...This is why you need CountySeeker.com. We are continually researching every county to see what search technology they're using. We also test the sites ourselves so we can provide some insight on how to use each County website.

Oh, and even if the County doesn't have their public records online, it's likely that our County directory at least has a phone number or informational website where you can get additional information.
